Description

This small and charming house dating back to 1600 has been maintained in its original state through structural conservative restoration interventions, currently the restoration work is to be completed. The project includes a bedroom, a living room, kitchen and bathroom for a commercial surface of about 60 square meters. Original materials will be used: the floors will be made of handmade terracotta tiles and chestnut planks, the walls will be partly plastered with traditional mortars and partly the exposed stone will be left, the staircase will be handcrafted on site and in chestnut wood, the kitchen will be built in brickwork. The expected time to complete the restoration work is 12 months from the date of purchase. All the works will be handcrafted and of high quality.

The small village is inhabited by some local families, inside it there is a small farmhouse with kitchen and swimming pool which contributes to making the stay in the village pleasant. The area is of naturalistic value among chestnut groves, olive groves, streams and natural paths, free from any source of pollution.

From the house it is easy to reach the small cities of art which is surrounded: Cortona 18km, Castiglion Fiorentino 20km, Città Di Castello 22km, Lake Trasimeno 25km, in about 1 hour by car it is possible to visit the most famous cities of art such as Florence, Siena, Perugia, Assisi and Arezzo, and about 2 and a half hours from Rome, in 1 hour and a half / 2 hours it is possible to reach both the Tyrrhenian Sea and the Adriatic.

It is possible to purchase with a small additional price, a plot of land, with some olive trees, about 30m from the house of about 2000 m² of extension, on which it is possible to build both a gazebo and a small swimming pool overlooking the stream and chestnut trees to create a comfortable and private outdoor area.
