The entire property is currently used as a vacation rental business as a farmhouse and B&B. The cottage was built in the typical style of the “Umbrian farmhouse” with a usable surface area of 530 sqm, renovated according to the principles of green building, bioclimatics, energy saving and favoring the use of materials with low or zero environmental impact. The main building is on two levels and its architecture offers a varied harmony of styles and colors; its construction with river stones dates back to the early 1800s (it is registered in the Gregorian land registry).
During the most recent renovation, an extension was created that connects it to an ancient smaller building once used for drying tobacco. The complex is completed by an outbuilding of about 80 meters where on the ground floor we find a large living room with fireplace, a large kitchen with a 40 sqm porch, a study, two bedrooms, two bathrooms. On the first floor we find the seven guest rooms, all with en suite bathrooms and furnished with typically rustic taste.
POTENTIAL AND USAGE
The farmhouse is now used as an Agriturismo and can develop a dual function, as a thriving business or as a private residence.

Called the Green Heart of Italy and located in central Italy between Rome and Florence, Umbria is a region rich in history and culture, made up of small historic villages and important cities of art such as Perugia, Spoleto, Assisi, Spello, Bevagna and Montefalco. It is also the scene of major cultural events throughout the year such as the Festival dei Due Mondi in Spoleto, Umbria Jazz, the historical re-enactment of the Giostra della Quintana in Foligno, the Infiorata in Spello and many other folkloristic events that, especially in the summer season, animate small and large centers throughout the territory. But Umbria is also rich in food and wine itineraries starting from Montefalco with its famous Sagrantino Route that touches the most important Umbrian wineries, to the Via dell’Olio di Trevi with its open oil mills.
